After youve registered at the address, the tv / radio broadcasters will try to charge you, which is known as the „Rundfunkgebühr“
The following document provides the number which confirms that the broadcasting fee for the entire house has already been paid.
Put these number in your document and sign it.

The house is very organized, but you are not in a hotel 😉
- appointment with the Landlord: for the handing over of the keys (the best way to comunicate with the Landlord is to write a privat WhatsApp
- duvet including cover: you have the option to send it a week before arriving to the house (The adress is in the rental contract)
- food: Grocery stores around the area, in worst case there is a gas station (4min walk, called Jet) that’s open 6am to 11:59pm o’clock)
If you miss something, use the WhatsApp Group, maybe your housemates got it 🙂

To make your move-out smooth, please note the following:
1. Notice and contract term
Fixed Rental Period: The contract ends automatically at the end of the agreed term. No notice required.
Flexible Rental Period: Also an agreed term with the notice period stated in your contract (typically 3 months to the end of the month).
Early move-out:
In both options, a minimum stay of 6 months is always mandatory.
After these 6 months, you may propose a successor tenant who will also stay at least 6 months.
Example: Your contract runs for 8 months. After 3 months you want to leave. You can propose a successor from month 7 at the earliest. That person must also stay min. 6 months.

2. Move-out day & handover appointment
Please tell us at least one week before your departure day which day you are leaving.
We will agree on a suitable time together.
Handover usually takes place after 18:00 or in the morning, sometimes the evening before.
No handovers between 15:00 and 18:30.
On weekends and public holidays, handovers are only in exceptional cases.
3. Cleaning
Clean your room and the common areas as you found them when you arrived, so the next tenant can move in with a good feeling.
Detailed cleaning instructions are listed in the FAQ: “How to clean before moving out.”
4. Key return & items
At key handover, everything must be removed from the house.
Items left behind (in the room or common areas) will be disposed of without notice, and the costs will be deducted from your deposit.
Costs for cleaning or disposal personnel:
€150 Starting fee (organization and first hour)
Each additional started hour €50
plus tax and any cleaning materials
If you can’t take items immediately, please check with your flatmates whether they can store them temporarily in their room.
If you want to leave furniture, bedding or useful items for the next tenant, send a photo to Tobias via WhatsApp first and wait for approval.
👉 This ensures your move-out is quick, fair, and avoids extra costs.
If you want to receive your full deposit back and leave the apartment ready for the next tenant, please complete the following cleaning steps.

1. Room cleanliness
Room completely empty.
Surfaces, wardrobes (inside & outside & on Top), desk, drawers, bed area, skirting boards vacuumed / wiped; floor clean as well.
Windows cleaned.
2. Bathroom cleanliness
Fixtures, mirror, shower glass, grout thoroughly cleaned.
Limescale and soap residue removed.
Windows cleaned.
If there is a cleaning rotation, you must ensure the responsible person completes their task—otherwise you are responsible.
3. Kitchen cleanliness
Your shelf in the pantry/food cupboard, fridge shelf, fridge door shelf, and freezer compartment emptied and wiped.
Surfaces and fronts of cupboards, fridge, appliances clean.
Stovetop with no stuck-on food; oven (incl. door) clean; sink incl. insert & edges clean; tap cleaned.
Dishwasher cleaned thoroughly: wipe the door inside & outside and the seals; no food residues.
Microwave: wiped inside and outside (controls included).
Windows cleaned.
If there is a cleaning rotation, you must ensure the responsible person completes their task—otherwise you are responsible.
4. Laundry & storage areas
Laundry room tidy.
Dryer lint filters emptied.
Detergent compartments clean.
Private shelves emptied (do not leave detergents).
Take bikes and personal items with you.
👉 If cleaning is not properly done, we will arrange professional cleaners. The costs will be deducted from your deposit according to the rules above.
Legal timeframe: By German law, landlords may take 3–6 months to return a deposit.
Our practice: We value fairness and transparency. That’s why we usually refund your deposit within 6–8 weeks after the new tenant has moved in – and always within 3 months at the latest.
No early refunds: To ensure everything can be properly settled, refunds are never made earlier than 4 weeks.
No weekly inquiries: We kindly ask you not to send weekly inquiries. This will not speed up the process 🙂 – but rest assured, you will automatically receive your refund within the timeframe stated above.
