🏡 Two Booking Options
1. Fixed Rental Period
You choose a specific rental period in advance.
Minimum duration: 6 months
Example: You choose March to October → This means your rental agreement starts on March 1st and ends automatically on October 31st (8 months rental).
No notice required – the contract ends automatically.
2. Flexible Rental Period
You choose your move-in month, and the contract runs indefinitely.
Minimum rental period: 6 months also applies here.
2.1 Early Termination Option (within the first 12 months):
If your plans change and you wish to move out earlier, you can do so if you find a suitable replacement tenant.
→ Example: You move in in March, and by September you want to move out. You find someone (e.g., via WG-gesucht) who wants to take over from October. You show them the house and send me their contact details. I’ll handle the contract – done.
2.2 After the first 12 months:
You can cancel the contract with 3 months’ notice, no need to find a replacement tenant or meet other obligations.
→ Example: You move in in March. On January 15th of the following year, you inform me that you want to move out by April 30th. No problem – nothing else required from your side.

Before scheduling a viewing, we ask for some basic information so we can assess whether you could be a good fit as a tenant. For example:
How old are you?
Do you have experience living in a shared flat (WG)?
Which languages do you speak?
What do you do for work or study?
How do you plan to pay the rent?
Do you have a job with a contract?
Do you have a blocked account?
Do your parents pay the rent, or something similar ?
💡 As a guideline: You should be able to cover the monthly rent plus around €350 for living expenses to ensure you can live comfortably.
If you send us screenshots of your documents right away — either by email or attached to your inquiry — you’ll definitely be among the top candidates.
We want to protect our current (and future) tenants from endless interviews and video calls — since we receive many inquiries per room.

Yes, after signing the contract, you’ll be added to a WhatsApp group.
You’ll also receive a link with all the key information: how to get to the house, how to register your address, the Wi-Fi password, the WhatsApp group link, helpful tips about nearby restaurants and shopping centers and more.
✅ Don’t worry — we carefully choose people who are likely to get along, and honestly, we haven’t had any real issues in recent years.
Of course, nobody’s perfect, and it has happened once or twice that someone didn’t feel fully comfortable — in one case, a girl simply moved to another WG within our network. It was totally fine and sorted quickly.
And just so you feel safe: if you book the unlimited option, you always have the right to end the contract early if you find a suitable new tenant — details are explained under 👉 FAQ 1.) Booking Options.

If you choose a fixed period, it can be 6, 8, or 10 months — whatever fits your plan.
If you choose an unlimited contract, the minimum is 1 year.

Yes, you’ll need liability insurance (Haftpflichtversicherung, approx. €2.50/month).
But don’t worry — you can still take it out after signing the contract. We just want to let you know in advance that it will be required.

No, there are no extra fees with us – everything is included. That’s our official policy.

Here’s what you should know:
Cold rent: Basic rent only – utilities like water, electricity, and heating are billed separately.
Warm rent: Includes heating and water.
All-inclusive full furnished rent (we call it “warm-warm rent”): Absolutely everything is included!

Yes. A deposit of €1,800 is always required at the beginning of the rental agreement.
A rental deposit account will be opened for you at the bank, which involves a one-time fee of €25.
All details regarding the deposit are clearly stated in the rental contract.
As long as there are no damages and all contractual obligations are met, the full deposit will be refunded to you when you move out.
